Project Overview
An allocated site for housing in the sustainable Local Service Village of Temple Herdewyke. The proposals are for a range of housing from one to five bedroom homes, including 35% affordable housing together with delivering a new village hall. The village was considered appropriate to accommodate 59 dwellings, however in line with the communities wishes, this has been increased to 94 dwellings in order to facilitate the delivery of a new village hall.
The Proposal
A Promotion Agreement was entered into the land owner in 2014. Various themes on an application were proposed in a process that involved 6 different Planning Officers. A resolution to grant planning for 59 dwellings was forthcoming in October 2015 with a following resolution to grant planning in December 2015 for 94 dwellings and a Village Hall.
Consultation Process
The consultation process here was thankfully very thorough. Having at first received short shrift from local residents, the feedback slowly thawed as the inevitability of new housing became appreciated by local residents. Persistence to the consultation process eventually got its reward, with 3 public consultation events and 9 meetings with the Parish Council. A requirement for a new Village Hall finally emerged. This was incorporated into the proposals for 94 dwellings, which was positively determined by the Planning Committee just 8 weeks after submission. The proposals had no letters of objection, support from the Parish Council and support from the Parish Council.
