Lone Star are delighted to finalise the sale of Salford Priors to Wychbury Developments
The site’s location on the edge of Salford Priors, an attractive Warwickshire village between Stratford-upon-Avon and Evesham, represents a fantastic location for those seeking to commission or build their own home. The consultant team worked hard to incorporate comments from the Council’s officers and statutory consultees, and the resultant masterplan for the scheme is low in density, features a play area, extensive open space across the northern boundary of the scheme and a dual access layout, which will enable phased delivery of the scheme.
The site was proposed for allocation in the emerging Stratford Site Allocations Plan (SAP), in which it was originally allocated for 24 homes. As applicants, Lone Star Land considered that the site, by virtue of its edge of settlement location, was better suited to a smaller, lower density scheme than that proposed in the emerging SAP. Consequently, a scheme for 16 self-build plots was finalised in line with proposed changes to the emerging allocation.
Although the site is located outside the settlement boundary of Salford Priors, the importance placed on the delivery of self-build plots towards meeting the Council’s statutory duty meant that the benefits of the scheme were considered to outweigh the harm and, after recommendation to approve in the Committee Report, Stratford Planning Committee voted to approve the scheme.
