The Proposal
A delightful site situated within the AONB in the sustainable village of Hawkesbury Upton. The site was surrounded on 3 sides with existing housing yet and had potential to provide additional housing for the village.
The site was promoted through the Core Strategy but following the completion of a Housing Needs Survey, the opportunity presented itself to submit an application for determination.
Outcome
The site was fiercely resisted by local residents, however Lone Star were encouraged by the site’s credentials despite sitting within the AONB. Lone Star carried out a thorough local consultation process but despite our best attempts, we could not address the local resident’s concerns which were largely NIMBY in their form.
Notwithstanding this local opposition, the application went before the Planning Committee just 27 days following validation and was approved by the Planning Committee.
Lone Star then successfully selected and disposed of the site to Spitfire Bespoke Homes Ltd who simultaneously exchanged and completed on the 21stof December 2018. Spitfire Bespoke Homes are the perfect development partner for this Cotswold Village site, being referred to as the Waitrose of the housebuilding industry.
Spitfire will build a product that reflects the Cotswold vernacular and the sensitive, adjacent to Conservation Area location that the site sits within. A range of 2-5 bedroom private and affordable homes will be provided and we look forwards to seeing a spade in Spring 2019.
The landowners were delighted with the early sale and Lone Star were pleased to have wrapped up 2018 in such a befitting way.
