Background
This site was allocated within the South Worcestershire Development Plan for 7 dwellings, however Lone Star Land believed the site had further potential than that initially envisaged by the SWDP. Lone Star Land entered into an 6 year Option Agreement with the landowners to purchase the land. Within 6 months an application for 17 dwellings had been submitted which incorporated additional land that had been purchased unconditionally.
Project Overview
An allocated site for housing on the edge of the sustainable village of Fladbury in Worcestershire. The proposals are for a range of housing from one to five bedroom homes, including two bungalows and 40% affordable housing. The scheme overlooks open countryside on 3 boundaries with far reaching views across the River Avon. The project involved the translocation of a badger sett which had established itself amongst a copse of trees. The site is now being delivered in a Joint Venture arrangement with Kendrick Homes.

Consultation
Local consultation events were held prior to the submission of a planning application, with the immediate adjoining neighbours, the Parish Council and the general public at a public consultation event. Productive time was spent with the neighbours, listening to their concerns which then assisted the scheme as it developed through the incorporate of two bungalows on a sensitive boundary. This resulted in just a handful of objections to the application and the Committee granted consented within 12 months of the process commencing.
