Project Overview
This site was a acquired by monster land and then allocated for 40 residential units in the local plan. Following discussions with Decorum and local councillors they expressed a huge need for elderly accommodation therefore discussions progressed with the development of this site for that soul purpose.
Proposals
The proposal is for 6 inter-linked pavilions situated within a 3 acre parkland setting and provides 103no. 1,2 and 3 bed extra care apartments together with restaurant, gym, salon/spa area and various treatment rooms.
Outcome
Lone Star are delighted to announce that a scheme for 103 Extra Care units has been approved by the Planning Committee at Dacorum Borough Council.
Lone Star successfully promoted the site through the Dacorum Plan which involved removing the site from the Green Belt. The site was allocated for 40 dwellings, with a caveat that a Care use could also be considered. Further work recognised the demand for the Extra Care use and a scheme was developed for the 6 pavilions neatly contained within a heavily landscaped setting. The pavilions will have green roofs adding to the site’s biodiversity credential.
Our excellent relationship with the landowner has been fundamental to this process and the Brightman family have been a complete pleasure to work with. For approximately 4 years, Lone Star promoted the site on the strength of a handshake that we could formalise matters in due course. We were able to adopt this unusual approach as we are a flexible company that place huge emphasis on the importance of relationships. A great result for a lovely family.
